Preparing Your Home for AZ Summers
If you’ve lived in the Phoenix metro area more than a couple years, you’re no stranger to the desert’s unique climate. The intense summer heat and the mild winters bring their own set of challenges for homeowners. To keep your home in top condition year-round, it’s important to follow a seasonal maintenance schedule tailored for our desert environment. Here’s a checklist to help you stay on top of things:
If you suspected an HVAC issue over the hot summer, schedule an HVAC service technician to take a look. HVAC service is less expensive as it cools down, so your heater will be ready for the cold weeks in December & January.
if you haven’t had your roof inspected in the past 5 years, schedule a roof inspection. Tiles can crack or shift allowing winter rains to reach the paper underneath and possibly leak. These inspections and repairs are relatively inexpensive and could save you a bundle in the long run.
Adjust your irrigation timer - as the days get shorter and the nights get cooler, your plants don’t need as much water as they did over the summer. Cut your watering back to a couple times a week for about half the time you watered in the summer.
Reverse ceiling fans - in the winter, as heat rises, reverse your fan to pull the cool air up and circulate the warm air around the ceiling back to ground level.
